From the moment you step inside, the spatial concept becomes clear: the ground floor is open, airy, and filled with natural light. The kitchen and dining area form the heart of the home, while the living room flows seamlessly outdoors onto a terrace with a private swimming pool and an elegant BBQ corner — where the boundary between interior and exterior almost disappears. Everything is designed around simplicity and effortless comfort: luxurious, yet understated.

On the ground floor, guests will find one bedroom with a private en-suite bathroom and direct access to the pool terrace. Upstairs, the atmosphere continues through three beautifully styled bedrooms, each offering a different perspective — views of the city, the Adriatic Sea, or the surrounding forest. One bedroom features its own en-suite bathroom, while the other two share a spacious bathroom with double sinks, evoking the refined aesthetic of a boutique hotel. Two bedrooms also enjoy private balconies.

The true signature of Villa Axia lies above it all — on the spectacular rooftop terrace. Connected by an outdoor staircase, this rooftop becomes the ultimate summer setting, complete with sun loungers, a lounge sofa, a wine fridge, and an ice maker. The panoramic views stretch across Šibenik Cathedral, the historic fortresses, and the shimmering sea. In the evening, as the city lights glow in the distance, guests can even hear open-air concerts from St. Michael’s Fortress, which typically end by 11 PM.

The location further enhances the villa’s exclusivity: positioned at the western entrance of Šibenik, Villa Axia is outside the busy centre yet close enough for a scenic walk along the waterfront to charming streets, renowned restaurants, and the city beach.
