About villa

The beautiful villa LiliaAna consists of two stone houses connected on the ground floor into a single unit, retaining their authentic character. Each part has its own staircase connecting the ground floor with the upper floors.

The house has four bedrooms, each with its en-suite bathroom. In addition, there are two living rooms – one classic and one that serves as a TV room. A comfortable temperature in the house is ensured by a heating and cooling system using fan coils, while underfloor heating is installed on the ground floor. The warmth of the interior is also contributed by wooden ceilings and a beautiful black kitchen that leaves a dose of mysticism.

The outdoor spaces are designed to provide a pleasant stay at different times of the day. In the morning, you can enjoy sitting under an old grapevine that provides natural shade, while the covered terrace with lounge furniture is perfect for relaxing in the afternoon. A magical corner is also made by a stone wall with pillows and chairs located in the sheltered shade behind the stone wall. Around the pool, which is slightly raised from the ground, there is a sunbathing area suitable for lying down or sitting by the water.

The garden is decorated in accordance with the Mediterranean atmosphere, with indigenous plants, including herbs. An old grapevine, which has been providing pleasant shade for over 80 years, dominates the courtyard. The flooring is made of local stone and handmade terracotta, while the other surfaces are covered with small crushed stones.

Villa LiliAna is located in the town of Svetivinčenat in Istria. It is 24km from the beautiful Rovinj, and Svetivinčenat is known for its rich history, among which the impressive Morosini-Grimani castle stands out. The place is ideal for a peaceful holiday in an authentic Istrian setting, with numerous wine and gastronomic experiences and picturesque landscapes to explore. Culture and nature lovers can enjoy festivals, cycling trails, and a relaxing atmosphere away from the tourist crowds.

Zorislav’s place is simply perfect! It’s located in a small village and has everything you could possibly wish for: stylishly furnished, fully equipped, with many small and thoughtful details. You can feel the love that has gone into every corner of it. Zorislav was always available for us, and small changes to our arrival and departure times were easy to arrange. It’s not super close to the cities and beaches, but the distances are very manageable. This was the most beautiful holiday home we’ve ever stayed in, and we’ll definitely be back!

The villa was spotless, beautifully maintained, and equipped with everything we needed for a comfortable stay. The location was ideal, offering both tranquility and easy access to nearby attractions. Our host was exceptional—friendly, attentive, and always ready to help with anything we needed. We felt warmly welcomed from the moment we arrived. Villa LiliAna was our choice for the vacation this summer. We fell in love with it just from the pictures on the agency's website. It is located in the picturesque town of Svetvinčenat in the heart of Istria, which is a 20-30 minute drive from all the beautiful coastal towns in Istria, so we easily went on excursions, beaches and dinners. The villa is located in a very quiet part of Svetvinčenat, surrounded by other stone houses, and yet 10 minutes from shops and restaurants. It gave us the complete peace and comfort we were looking for and we were sorry we couldn't stay longer. The house is beautifully designed, modern, equipped with everything you need for real comfort, and with all that, it is full of stunning details, such as ambiental indoor and outdoor lighting, embroidered bedding, fine dishes, interesting books and decorations, and fragrant soaps. There are incense sticks everywhere, so as soon as you enter the house you feel like you have come to a beautiful spa. Of course we enjoyed the pool and the garden full of Mediterranean plants and spices. The owners of the house are extremely kind, immediately after booking, they sent us a welcome letter with lots of useful information about the house and location and recommendations for restaurants, bakeries, and pastry shops in the region. This helped us a lot to organize and prepare our vacation in advance. It was also a nice gesture that we were welcomed by fresh fruit, olive oil, and some basic cooking supplies. They kindly answered every question we had, so they deserve all the praises. We really enjoyed our vacation at Villa LiliAna and we will definitely come back there again.
