Set on a generous plot in the tranquil Istrian village of Višnjan, this contemporary villa offers 440 m2 of refined living space for up to 12 guests. The property features six bedrooms, each with a 160x200 double bed and an en-suite bathroom, providing privacy and comfort for families or groups. Outside, a striking 73 m2 pool anchors a carefully tended garden — the pool can be heated upon request with an additional charge — while sun loungers and umbrellas create a resort-like atmosphere on your doorstep.

The interior balances sociable open-plan areas with intimate retreats: two living rooms, three fully equipped kitchens and an indoor dining area seating 12 ensure effortless entertaining and everyday convenience. Comfort is prioritised year-round with underfloor heating, A/C in every room, central heating and a fireplace for cooler evenings. Practical amenities include WI‑FI, SAT TV, washing machine, dryer, dishwasher, coffee machine, ice maker and a first aid kit, as well as family-friendly extras such as a child high chair, and plentiful linens and towels. There is one main kitchen in the villa, while the other two are located in the studio and the apartment. 

Outdoor life is a highlight — alfresco dining for up to 20, barbecue facilities, ten sun loungers, pool towels and private parking create a seamless flow between inside and out. The grounds offer privacy and peace with a fenced perimeter and lawned areas for pets or children to roam. Optional services transform a stay into a full-service escape: private chef, concierge, massage and boat rental are available on request for an additional charge, and the villa can host weddings or events subject to approval.

 It is a small village setting with three additional rental houses nearby, which can also be booked together. This makes it ideal for large families, groups of friends travelling together, or corporate events.Thanks to the wide range of activities and experiences available both within the village and in the surrounding area, it is a destination worth visiting in every season. 

There is one additional apartment and one studio connected to the main house, each with one bedroom.

One unit is like an apartment with a separate bedroom, and one is like a studio. Both have their own exit to a small terrace (groundfloor).

Next to the summer kitchen, there is a room with a fridge and a wine cooler.

Ideally located 5 km from Višnjan’s town centre, restaurants, markets and cafés, and 20 km from the nearest beaches, this villa suits multigenerational families, friends’ retreats and intimate destination weddings seeking both comfort and autonomy.
